Policies for Blue Wing Lodge Rental

Welcome to the Blue Wing Lodge Houseboat in Venice, La.  We hope you enjoy your stay with us. 
Please make sure that all members of your group are advised of the following information.

Check-In and Check-Out

CHECK IN time is 3:00 pm.  Please do not arrive before check in as housekeeping needs to complete the cleaning from previous guests. NO EXCEPTIONS.

CHECK OUT time is 12:00 pm.   Please vacate property no later than 12 pm. so that we can have it ready for the next guests. If you stay past 12 pm., you will be charged an additional night's rental. NO EXCEPTIONS.
 
Pet Policy - Positively no pets are allowed inside the houseboat.

Smoking Policy - No smoking is allowed inside the houseboat.  Please use the outside porch and deck for smoking.  Please use an appropriate receptacle for cigarette butts.  Do not throw them on the deck, porch, or in the water.

Towels and Linens - Towels are provided for bathing and are not to be taken out of the houseboat.  They are not to be used to wash boats, vehicles, etc.  Linens, blankets, pillows, mattresses and comforters are not to be taken or used outside. 

Cleaning - The cleaning fee covers general interior cleaning of the property after departure.  Prior to departure, please wash and put away dirty dishes and remove food from refrigerator and freezer.  Garbage should be bagged and placed in the dumpsters in the parking lot.  There is no need to do laundry or other normal general cleaning in the interior. 

Outdoor Areas - Outdoor areas must be cleaned and returned to proper order prior to departure.  This is not included in your cleaning fee.
Fish cleaning areas are provided for your convenience and enjoyment.  Please dispose of fish heads, guts, etc. in the proper manner by taking them by boat outside of the marina and duping them in the pass.   Do not throw this material in the marina.  This is a violation of marina policy and could result in being asked to leave the houseboat without a refund.  You are responsible for cleaning all fish cleaning areas after each use.  Remove all seafood and fish scales and rinse all fish cleaning counters, decking, etc. with fresh water.
BBQ - Because of fire hazard, please use barbeque pits in open areas only.  Barbecuing is not allowed on the porch.   After charcoal has cooled, please remove charcoal from pit and discard in garbage bag.  Please clean grill after use.
Boiling seafood - Because of fire hazard, please boil in open areas only.  No boiling is allowed on the porch.  When finished boiling, pick up any trash, food, shrimp shells, etc.  Rinse tables, counters and deck with fresh water. 

Neighboring Properties - Please be considerate of neighbors.  Do not use the neighbor's dock for your boat.  Do not use items from outside their houses (tables, chairs, crab traps, fishing gear, etc.). 

Occupancy
-The maximum occupancy is 8.  This is the maximum number of people that may sleep in the houseboat. 

Activities Not Allowed

No drinking by minors on property
No illegal drugs on property
No activity that would disturb neighbors including rowdy behavior, public nudity, loud, drunken or other obnoxious behavior
No loud music

Garbage
– There are dumpsters located in the parking lot.  Please take all garbage to the dumpsters in the parking lot.  Please do not leave garbage on the deck or pier. 

Sanitation
– The houseboat has a waste treatment tank.  Do not dispose of feminine products, baby wipes, paper towels or any other items in the toilet.  Soiled toilet tissue is the only thing that should be flushed.  Other items create problems that may cause toilets to backup.  Please dispose of other items in trash cans.  Please do not dispose of any bleach or bleach based products in the toilet as this will damage the waste treatment system.

Maintenance - We try our best to maintain the property and keep everything in proper working condition, however, we are sometimes unaware that something needs attention.  If you find that something is broken or needs attention, please notify us.  Also, if something accidentally gets broken, please let us know so that we can replace or repair it prior to the arrival of the next guest.

Air Conditioning/Heating – During extremely hot weather, do not set the thermostats below 68 degrees.  Doing so may cause the units to freeze up and not cool at all.  Upon departure, during warm weather, air conditioning should be set to 78 degrees. In cold weather, please turn off all heaters.  Turn off lights and lock all windows and doors.  Please conserve energy by closing doors and windows when air conditioning is in use.

Departure Check List

Wash and put away dirty dishes, pots, etc.

Remove and dispose of trash and food in refrigerator, freezer and cupboards

Bag garbage and place in dumpsters in parking lot

Return tables, chairs, barbecue pits, to the areas where you found them

Rinse outside fish cleaning areas with fresh water if needed

Turn off all lights, lock doors and windows

Set window air conditioning units to 78 degrees in warm weather

Turn off any all heaters in cool weather

Liability -   Blue Wing Lodge LLC is not liable to renter, renter's employees, patrons and visitors, or to any other person for any damage to person or property caused by any act, omission or neglect of renter or any other tenant of the described premises, and renter agrees to hold owner and rental manager harmless from all claims for any damage whether the injury occurs on or off the premises.
Renter assumes responsibility for the condition of the premises. Blue Wing Lodge will not be liable for any injury caused by any defect therein to the renter or anyone on the premises who derives his right to be thereon from the renter.

Damage and Theft -  We ask that you respect the property.  You will be responsible for any damage to property or missing items.  We understand that accidents happen and we ask that you report any damage immediately so that we can arrange for repairs or replacement as soon as possible.

PLEASE READ ALL POLICIES CAREFULLY.  BY PAYING FOR A RENTAL, YOU ARE AGREEING TO ALL CONDITIONS AND POLICIES.
